Houses and Lands in Liverpool and the neighbourhood, 50 yrs ago [1800]

A Gentleman has loaned me a catalogue of the great sale of manors, freehold estates and tithes, in Kirkdale, Fazakerley, Walton, Great and Little Crosby, Lydiate, Maghull, Melling, Tarbock, Liverpool etc, belonging to the Earl of SEPHTON. The sale took place at the Golden Lion Inn in Liverpool on the 23rd January 1798, the property consisted of 220 lots.

The document throws some light on the values of houses and land at the time.

The rent of land in and around Kirkdale ranged from £3-£5, an acre, Walton £2-£3, Fazakerley 30sh, Maghull 20sh and Tarbock in some cases under 20sh.

The curious fact established by the catalogue is the small size of nearly all the farms, two thirds under 10 acres, the greater part under 4 acres very few reached 40 acres, with the exception of 3-4 attached to ancient halls, not one was over 80 acres. In most cases the dwellings were thatched and in some cases the walls made of clay.

The size and homely nature of the farms, appear favourable to the sanitary condition of the people, for all the leases were for life and ages given show there is evidence of longevity of the country people. In many every lease is in the name of an old man or woman are an old couple, 80yrs is common, in some cases 85yrs, constantly 75yrs, numerously more than 70yrs. The rents were highest were the farms were smallest, the cottages added to the value of the land.

Description of a few lots as samples of the whole.

Kirkdale

Lot 1, Samuel POOL’S leasehold held for life, by Samuel POOL, aged 50yrs, reserved rent £5-45s, buildings consist of messuage, barn and stable built with stone and thatched, with very good garden. Occupied by Henry WELLSBY and sundry parcels of land, 15a 1r 34p statute measure, situated on the road from Kirkdale to Bootle, yearly value £40.

Lot 2, John WILCOCK’S leasehold, held for life, by Edward WILCOCK aged 58yrs and Alice his daughter aged 28yrs. Reserved rent £2. The buildings consist of a messuage and barn, stone and thatched, another barn detached with sundry parcels of land. 37a 2r 33p statute measure, excellent arable meadow, pasture and garden, yearly value £120.

Lot 3, Anthony FLEETWOOD’S leasehold held by lease for the lives of Robert WHITEFIELD aged 69yrs and John WHITEFIELD aged 66yrs, reserved rent 4s-6d. No buildings, a piece of meadowland called, New Close in the occupation of, ? FOGG, Widow, containing 3a 1r 9p statute measure, be the same desirably situated on the road from Liverpool to Walton, particularly adapted to building, of the yearly value of £12.

Lot 15, A piece of land called Brickfield delightfully situated on the eminence, commanding a prospect of the town and harbour of Liverpool, abutting on the road to Everton, containing 2a or 8p statute measure, be the same on lease to Thomas FRODSHAM, which will expire at Candlemas 1798, on a yearly rent of £10.

The Rabbit Warren Great Crosby

Lot 32, The Rev Richard FORMBY’S, leasehold held for life by Elizabeth HALSAIL, aged 71yrs, reserve rent 14s-8d. The buildings consist of a cottage, stone and thatched, with a garden in the occupation of Joseph HAMPTON, a large barn and shippon, timber and thatched, together with sundry pieces and parcels of land, containing, 24a 2r 26p statute measure, be the same more or less, and ten cow gaits in the marsh together of a yearly value of £40.

Lot 40, Mary MAKING’S leasehold, held by lease for the life of Alice MAKING, aged 79yrs and Mary MAKING, 70yrs, reserved rent of 14s-9d. The buildings consist of a farm house and barn, stable, shippon, cart-house and pig styes, with sundry pieces of land containing 39a 1r 7p statute measure, be the same more or less, with 14 cow gaits in the marsh, together with a yearly value of £60.

Lot 43, John FORMBY’S leasehold, held by lease for the life of Ann MOLYNEUX, aged 87yrs and John MOLYNEUX, aged 58yrs. Reserved rent 7s 71/2p. The buildings consist of a farmhouse, with barn stable, shippon and pig styes, in the occupation of Daniel KERFOOT, with sundry parcels of land containing 21a 1r 34p statute measure, be the same more or less, with 14 cow gaits in the marsh, together of the yearly value of £40.

Lot 44, Robert GOBBIN’S leasehold, held by lease for the lives of John MARROW, aged 66yrs and Catherine MARROW aged 68yrs, reserved rent 2s. No buildings two pieces of land, called, BROWN’S Lane Hey, containing 4a 1r 35p statute measure, be the same value more or less, with 2 cow gaits in the marsh, together of a yearly value of £7.

Lot 51, A cottage and stable, shippon, brick and thatched with a yard and garden containing 2s 1r 11/2p statute measure, with 2 cow gaits in the marsh, in the occupation on lease to John LORRIMORE, which will expire Candlemas 1799, at a yearly rent of £6.

In Little Crosby we find.

William GILBERSON’S leasehold, held by lease for life of Robert JOHNSON, aged 70yrs and Ann GILBERSON, aged 31, also Ellen GILBERSON, aged 24 reserved rent 7s. The buildings consist of cottage, small barn, yard and garden, sundry parcels of land containing 12a 0r 37p statute measure be the same more or less, a yearly value of £16.

William GILBERSON’S leasehold held by lease for the lives of Elizabeth RYDER aged 81, and Ann GILBERSON aged 31yrs, also Ellen GILBERSON, aged 24 reserved rent 4s. The buildings consist of barn with cottage and shippon, and sundry parcels of land containing 6s 3r 27p statute measure, be the same more or less, and a yearly value of £10.

Lydiate

The moiety of Magdalen GREEN’S leasehold, held by lease for the life of the lessee, aged 78yrs.Proportion of preserved rent 10s. No buildings, sundry parcels of land containing 21a 1r 33p, statute measure, by the same more or less, the yearly value of £25.

A cottage, barn and stable with garden and croft, containing 2a 1r 12p statute measure in the occupation of Edward GOLBORN, at will, at the yearly rent of £4-4s

Richard GILBERSON’S leasehold, held by lease for the life of Janett GILBERSON, aged 78yrs, reserved rent £2-10s. The buildings consist of farmhouse, substantial barn and stable, in the occupation of James ROBINSON, with sundry parcels of land containing 25a 10p statute measure, be the same more or less, of the yearly value of £25.

In the Manor of Aughton

SEFTON’S Farm,. Held by lease for the lives of, Michael SEFTON, aged 80yrs, Margaret his wife, aged 85yrs, Margaret SEFTON aged 54yrs. The buildings consist of a neat cottage, barn and shippon, in the occupation of Thomas FREEMAN, with a garden and croft, and three parcels of land containing 11a statute measure, be the same more or less, and of a yearly value of £12.

Henry BRIGHAM’S leasehold, held by lease for the lives of, Diana MOORCROFT, aged 73yrs, James MOORCROFT, aged 43yrs, Titus MERCER, aged 37yrs, reserved rent 10s. A cottage in two tenements, in the occupation of John TURNER and John FREEMAN, with a garden containing 1r 6p, of the yearly value of £3.

The great tithes in Knowsley are described

Lot 108, The great tithes in the township of Knowsley in the parish of of Huyton, extending over a district of nearly 4,000 acres, in high cultivation and capable of great improvement, now let to James RAWLINSON, at will, at a very low yearly rent of £150.

Huyton

Lot 109, The great tithes in the township of Huyton extending over the whole of the same, being a district of nearly 1,800 acres in high cultivation, let to, ? WEBSTER, Widow, at will, at the very low yearly rent of £147, but capable of great improvements.

Maghull Hall

Held by lease for the life of Edward SMITH, aged 64yrs, reserved rent £5. The buildings consist of a capital mansion house, being an ancient structure of brick and slate, of large dimensions, and may be easily converted into a family residence, being commodiously situated, and capable of great improvement, two large barns, stable, granary, shippon, cart-house etc, with a large garden and orchard, and sundry pieces and parcels of land contiguous thereto, containing 221a 3r 33p statute measure, be the same more or less, now in the occupation of John GOLBORN, and of a yearly rent of £800 :–

Chapel House Farm, held for lease for the lives of Jane MAWDSLEY, aged 78yrs and Elizabeth MAWDSLEY aged 46yrs, reserved rent £1-14s-6d. The buildings consist of capital massuage, being an ancient structure of stone and covered with slate, a large barn, stable, shippon and cart house, with sundry parcels of land containing 67a 2r 29p statute measure, be the same more or less, and of a yearly value of £100.

Tarbock Hall

The buildings consist of a good farm house, four capital barns, one of them not inferior to any in the County of Lancaster, brick and slate, good stabling, beast house, shippons, granary, cheese rooms and waggon house, all substantially built, and in good repair with yards, gardens and orchards, and sundry pieces and parcels of inclosed arable meadow and pasture land, containing 395a 0r 32p statute measure, be the same more or less, together with corn tithes of the whole township, except such parts of the Earl of SEFTON’S Estate, hereafter more particularly described, the whole in the occupation of Peter ROBINSON, on lease which will expire, Candlemas 1807, at the yearly rent of £500, and capable of great improvement.

In a note we are told that a great part of the Tarbock Estate abounds with excellent marl, and coal is found at a depth of 40yds in many parts of it.

We now come to Liverpool and some of the, “oldest inhabitants,” may have some of their associations awakened by the following items:-

Lot 111, In WATER ST, a building brick and slate, of three stories, regular sash front, with gate way in the centre, on the side of which is a messuage in the occupation of Messers CRUMP, of the yearly value of £20,

another ditto, adjoining, in the occupation of Mr LIGHTFOOT, of the yearly value of £18,

a smaller house brick and tile, in the occupation of Sarah MONKS, of the yearly value of £9,

a stable for five horses in the occupation of Messers CRUMP, of the yearly value of £5-5s,

a small house in the occupation of Owen OWENS, of the yearly value of £5,

another small house with a coal shed in the yard, in the occupation of Miss CROSS, of the yearly value of £5,

a small room partitioned off from a stable, with three stall stable adjoining, in the occupation of Messers LIGHTFOOT, of the yearly value of £5.

In BRUNSWICK ST,

A barbers shop in the occupation of Richard PARKINSON, of the yearly value of £4,

a wash house and back yard, with a two stall stable, in the occupation of Mr HUGHES, of the yearly value of £4,

a wash house and back yard, in the occupation of Owen EVANS, of the yearly value of £2-2s,

a four stall stable in the occupation of ? BLUNDELL, of the yearly value of £4-4s,

a four stall stable in the occupation of ? GLENCY, of the yearly value of £4-4s,

a four stall stable in the occupation of William WARING, of the yearly value of £4-4s,

a four stall stable in the occupation of Mr MC KNIGHT, of the yearly value of £4-4s,

a small room and shed fronting Brunswick St, in the occupation of ? WETHERHEAD, at a yearly value of £3.

In Brunswick St and the Old Ropery

– part of the Old Play House, now used as an engine-house, in the occupation of the Corporation of Liverpool, of the yearly value of £3,

a small house brick and slate, in the occupation of Owen PARRY, of the yearly value of £5,

a right of passage in DRURY Lane, in the occupation of ? KNIGHT, of the yearly value of £5,

a coal house in the occupation of Mrs CUYEN, of the yearly value of £1-10s.

A neat messuage fronting the Old Ropery, brick and tile, three stories, in the occupation of William WARING, of the yearly value of £8,

a public house, fronting the Old Ropery, called the Old Buck’s Arms, brick and slate, in the occupation of Thomas CULSHAW, of the yearly value of £14,

a two stall stable, in the occupation of , William WARING, of the yearly value of £2-2s,

a two stall stable, in the occupation of , John MORGAN, of the yearly value of £2-2s,

a four stall stable, in the occupation of , John WRAY, of the yearly value of £4-4s,

a two stall stable, in the occupation of , Edward ASHCROFT, of the yearly value of £2-2s.

In TITHEBARN ST,

- a part of a house, built in the land of the Earl of SEFTON, in the occupation of John CUNLIFFE, of the yearly value of £1,

a parcel of land adjoining, now lying waste, but very advantageously situate for building, containing 1r 5p statute measure, of the yearly value of £10,

a piece or parcel of land, called MOLYNEUX CLOSE, abutting Vauxhall Rd, formerly called, PINFOLD LANE, and North against land of, Uriah JOHNSON, South on land of Edward HOUGHTON Esq, East to the end of the highway called BACK LANE, and West on the said Vauxhall Rd, containing 3a 2r 16p statute measure, at the yearly value of £21,

Part of a piece or parcel of enclosed pasture ground, called MAIDEN’S LAND, abutting on Vauxhall Rd to the East, on the canal, West, and land of John GLENCEY on the North, and on land belonging to Mr CROSS, South containing, 3r 12p statute measure, of the yearly value of £6.
